New Property Management Procedures

When we onboard new properties, we initiate proactive steps to introduce ourselves to existing tenants. Our welcome letter, typically sent 1-2 weeks before the management start date, provides a warm introduction to our management services and includes essential contact information for tenants. Subsequently, our property manager arranges in-person visits to meet with each tenant, walk through their apartment, address any concerns, and establish a personal connection. This approach allows us to identify and address any issues promptly.

Tenant Handbook

Every tenant receives a copy of our comprehensive Tenant Handbook, which outlines our guidelines, expectations, and procedures. Prior to lease signing, we review the handbook with tenants, emphasizing key points to ensure mutual understanding and clarity. The handbook covers lease-related matters as well as our communication protocols and maintenance processes, ensuring that expectations are aligned from the outset.

Effective Communication

We prioritize responsive communication with our tenants, offering 24/7 accessibility for urgent matters. While our regular office hours are Monday through Friday from 9 am to 5 pm, we monitor weekend and after-hours communications for emergencies. Additionally, we provide each tenant with access to their personalized tenant portal through our property management software. This portal enables tenants to conveniently submit maintenance requests, review their tenant ledger, make rent payments, and access lease documents. Tenants can reach us via phone, email, text, or schedule appointments for in-person meetings at our office, ensuring that their needs are promptly addressed through their preferred communication channel.
